At the heart of the Balkans, Kosovo’s Pristina is the most affordable of all European capital cities for homebuyers, new rankings find.
High house prices and soaring inflation in the UK are driving buyers abroad, as they look to make their money stretch further.
The average UK house price has crept up to £294,910, while London homes cost nearly double that, according to government data. Homes in the capital are now the third most costly in Europe after Stockholm and Dublin, says property adviser Your Overseas Home.
The best value for money is in Pristina, its research finds. For £250,000 you can buy a five-bedroom house with three bathrooms, a garage and large garden.
Properties in the city cost £577 a square metre, a fraction of the London average of £8,091 a square metre.

Capitals in Eastern Europe tend to be the most affordable locations to buy property in, but the study also considered Europe as a geographical continent, and Armenia’s Yerevan ranked in second.
In its mountain-encircled landscape, £300,000 would buy you a fully-furnished, three-bedroom house with three bathrooms, a large garden, and three-car garage.
Christopher Nye, at Your Overseas Home, says: ‘The cost of living and rise in inflation and interest rates has made it hard for many to make the jump to purchase their dream home in the UK.
‘Seeing these places that are much more affordable might encourage those to take the plunge to a much more affordable lifestyle.’
